Lease: The property will be let by way of a commercial lease under the 1954 Act.

Lease Term: The lease will be for a period of 5 years.

Rent: £25,000 per annum for the yard and around 20 acres and £20,000 per annum for the additional 40 acres.

Maintenance: The property will be kept in the same condition as at the commencement of the tenancy. The tenant shall be responsible for all maintenance except the roofs and structures. 

Outgoings: The tenant will be responsible for all services used.

Permitted Use: There shall be no public livery enterprise run from the site.

Insurance: The landlord will insure the property but reclaim the cost of the premium from the tenant. The tenant will maintain their own public liability policy to £10,000,000.

Rent Review: There shall be an annual rent review, rental increases shall be inflation linked.
