Downs House is at the centre of Baydon, next to the village church. Baydon sits high on the Downs above the racing village of Lambourn, 3½ miles away, and equidistant from Swindon, Marlborough and Hungerford, all about 9 miles away. Junctions 14 and 15 of the M4 are 7½ and 6 miles away respectively.

Baydon has a village Post Office, a café, and a village school and is in the catchment area of St John's Marlborough. Private schools in the area include Pinewood, Marlborough College, Dauntsey's and St Mary's Calne.

Downs House, approached by a gravelled forecourt, is a handsome, 6 bedroom family house believed to date from the 18th Century, built of attractive local brick, flints and sarsen stone, under a tiled roof and with sash windows. Downs House has many period features expected of a house of its age, and has fantastic potential to update further. The rooms are well proportioned and most have wooden flooring and open fireplaces giving it the feel of a traditional family home.

In addition is a 2 bedroom annex which could be incorporated back into the main house.

The gardens in a total site of ⅔ acre are both to the front and behind the house. The latter is well sheltered by the churchyard.

Purchasers should check whether multiple dwellings relief can apply in respect of Stamp Duty.
