Proposed Lease Terms:

Lease: The lease is to be a commercial lease under the terms of the landlord and tenant act 1954.

Rent: £65,000 per annum

Deposit: Two Month's Rent

Term: 3 or 5 Years

Maintenance: The Landlord is to be responsible for the roofs and structures. The tenant shall be responsible for all other repairs.

Insurance: The Landlord will insure the property and reclaim the cost of the premium from the tenant.

Business Rates and Council Tax: To be paid by the tenant

Business Rates: The rates shall be payable on those facilities which are included in the lease, the rates payable for 2017/18 will be £15,904. The current business rates multiplier is 49.7p.
