Saffron House Stables 

Saffron House Stables is a well placed training yard at the foot of Hamilton Road and with its own access direct to the Racecourse Side gallops. 

The yard has two barns of 25 boxes each, a horse walker and a lunge ring. There are good sized paddocks available in addition.

The yard is currently the base of George Scott and Charlie Fellowes before him. 


Newmarket is the headquarters of British horseracing and is the largest racehorse training centre in the country with two racecourses. The range of facilities includes 2,500 acres of of gallops. Newmarket is also home to Tattersalls (Europe's leading Bloodstock Auctioneers) as well as some of the most outstanding veterinary practices and equine hospital.

There is excellent access to the A14 and the A11 (M11), Stansted Airport is 32 miles away and Cambridge and Ely have direct trains to London.

Rights of Way: There is a right of access over the property in favour of the Landlord and a right of access in favour of the Tenant to access the Racecourse Side gallops.

Business Rates:  The rateable value is £44,000, the rates payable for 2019/20 are £21,604. The current small business multiplier is 49.1p in the £.

Lease Terms

The Lease: A commercial lease with the exclusion of  the security of tenure provisions of the '54 Act.

Rent:  £23 per box per week

Term: 3 or 5 years

Deposit: Two Months' Rent

Break Clause: Either the landlord or the tenant may give three months' notice on the first or second anniversary of the signing of the lease.

Repairing Obligations:

The tenant will:

1. Remove manure.

2. Paint or stain the interior and exterior of the stables

buildings when required by the landlord.

3. Repair all woodwork.

4. Maintain the horse walker and arrange an annual         inspection by the manufacturer.

The landlord will:

Maintain the structures (roofs and external walls).

Business Rates: The tenant shall be responsible for business rates.

Services: Utilities consumed shall be payable by the tenant. 

Insurance: The Landlord shall insure the property and reclaim the cost of the premium from the tenant. 

The tenant shall have their own public liability policy in place to £10,000,000.
