Regal Stables

Regal Stables are in the village of Kentford, just 4 miles from the centre of Newmarket. Kentford itself has a shop, 2 pubs and village hall. There are primary schools at Kennett and Moulton. The Kennett station has trains to Newmarket, Cambridge and Bury St Edmunds.

Regal Stables has been designed to be in a state-of-the-art centre for the preparation, training, or rehabilitation of racehorses. With a canter track, lunge ring and horsewalker to be installed to the buyer's specification this is a remarkable opportunity to buy a new house and yard.

The site was designated by West Suffolk Council to be a Racehorse Training Establishment as part of the creation of Regal Meadows, a high-quality estate of impressive new houses on the historic site of Meddler Stud. Accordingly, buyers should be able to comply with the requirement to be preparing or rehabilitating racehorses. This stipulation does not require the purchaser to hold a trainer's licence.

The House

Approached from the Bury Road via Old Stables Lane, the house is well set back, overlooking its own paddocks; and separated from the lane by its utility and stable barns. Based on the 'Dewhurst' design, the interior is exceptionally well finished. Built by Heritage Developments to their exacting standards, this is the 'flagship' of the rest of the development, which has assured the attention to detail necessary for a high grade operation, which Regal Stables should attract.

The Stables

The magnificent new stable barn with 20 boxes has been finished with Röwer and Rüb fittings. The design allows the two ends, one with 8 boxes, the other with 12, to be put to different uses if necessary. There are wash boxes, tack, feed and mess rooms. This is an ideal working stable barn. Adjacent is the utility barn, with 5 bays and roller doors. Designed for fodder and bedding and as a workshop, with secure stores, canteen, shower and WCs, this is an extremely useful barn by the entrance to Regal Stables.

The Land

Behind and above the house is the well sheltered paddock, surrounded by mature trees, and gently sloping. This is capable of being subdivided if necessary. Between the stables and the main road is the level field for the canter track, which will be an oval of about 2 furlongs. In all there is about 5.35 acres
