The sale of the site at Ashley is a remarkable opportunity to build a brand new stud farm. Planning approval has been granted for a new stud complex of a high specification design by KW Architects, however the vendor fully expects that a buyer may wish to create a facility to their own design.

The site is 4 miles from Newmarket, Britain's largest racehorse training centre; with two racecourses and the home, not only to the Jockey Club, but also Tattersalls, Europe's pre-eminent bloodstock sales company and sales complex, the finest veterinary facilities and some of the most prestigious stallions in the world, all of which generate a significant demand for boarding thoroughbreds.

With excellent access from Mill Road, the site drains well and has scope for secondary access further away from the village of Ashley. The site stands over chalk.

Planning Permission 16/01047/FUM for the erection of a new stud farm was granted in March 2017. The planning permission provided for:

• The Lodge: A 3 bedroom bungalow of around 1,280 square feet (excluding the garage); with kitchen, dining room, sitting room, utility room, bathroom, ensuite shower room and good sized garage.

•The Main Yard: A three sided quadrangle of 21 boxes, blanket room, mess and tack room (with two WCs), veterinary inspection box and feed room.

•Row of Three Isolation Boxes

• Barn: A four bay barn housing turnout pen, machinery storage, feed and bedding storage.

This planning approval is in the process of being resubmitted under application number 19/01758/FUM
