PENNY FARM HOUSE
Penny Farm House, extremely comfortable, and built by Border Oak, has an excellent kitchen/breakfast room, with double doors to the garden, three bedrooms upstairs, one of which is ensuite, and a further bathroom. This is a light and spacious house with lovely views over the surrounding land and up the gallops.
Little Bickering is a two bedroom, one bathroom bungalow, again of timber construction built by Border Oak. It is designed for open plan living, with a well-equipped kitchen/breakfast room adjoining a sitting room with direct access to the garden. There is also an integral garage and an excellent set of outbuildings which are currently used as a gym, office and storage.
THE STABLE YARDS, GALLOPS AND PADDOCKS
The stables and gallops are first rate, and there are few independent training centres with such quality, even near Newmarket. Adaptable in their layout the facilities are suited to being a training yard, as stud farm or a centre for sport horses.
The Main Yard
50 boxes, arranged in two inter linking yards of 24 and 26 boxes are by Scotts of Thrapston. Easy to run and to maintain, and in spite of hard use over the last 12 years, they do not show signs of wear. In the yards are a Mess Room, with wcs, and a Tack Room. Significantly the two yards could be run independently of each other.
Office and Utility Barn
By the yard is a 4 bay utility barn, and an office with a bedsit above.
Behind the yard is a range of 3 isolation boxes.
Lunge Rings and Horse walker
Alongside the yard are 4 all-weather lunge rings and a Claydon 5 bay covered horse walker.
From the stables is the horse walk to the oval trotting ring, which surrounds a level area big enough to take an outdoor school of over 60m x 20m. There is direct access to the all weather gallop from this ring.
The 5 furlong gallop, with a Martin Collins surface, is nicely on the collar, and is proven at getting both racehorses and sport horses, particularly eventers really fit. The grass gallops were laid down 13 years ago, and have been carefully maintained so that they are now mature, ready for proper use.
About a third of the land is in railed paddocks, with a net paddock area of 26 acres, however there is another 40 acres of pasture which could be railed. This is currently used for schooling and taking a hay crop. Shelter belts have been planted around some of the paddocks
