Introduction

Location

Close to the Troarn exit off the A13 autoroute, about half an hour to the west of Deauville which is 35 km away, the stud farm is well placed for the international traveller. Deauville St Gatien and Caen Carpiquet airports are in easy reach and the ferry to Portsmouth is 15 km away at Ouistreham. It is also well placed to access the Caen to Le Mans autoroute.

Troarn, nearby, has all the amenities of a small town in the Calvados, and the city of Caen is just a short distance. For the professional stud farm operator, there are excellent vets in the area, and Normandy is a true centre of bloodstock excellence.

Description

A long tree lined drive leads to the house and the stud buildings:

The House

The house is set back from the stud buildings and cottages. With the ground floor of brick and stone, and the upper floors rendered and decorated in the Norman style under a tiled roof, the house is on three floors, with hall, sitting room, kitchen dining room and utility areas on the ground floor, 3 bedrooms with ensuite bath or shower rooms on the first floor, and 2 bedrooms and a shower room on the second floor. Totalling about 280m² the house is ideal for the owner or for a manager. With the majority of the stud farm between it and the autoroute, 550m away, it is well insulated from the noise of the traffic.

Staff Cottages

There are 4 identical staff cottages each of about 80m² with living room, 3 bedrooms and a shower rooms. In addition is a small one-bedroom cottage.

The Stable Yards

An extremely well presented complex, laid out for ease of management with large areas of tarmac and hard standing. The main buildings form 3 sides of an open quadrangle.

There are 5 matching timber barns comprising:

2 x 5 bay barns (c.30m x 10m) for forage, bedding and machinery. One of the barns has an enclosed bay for secure storage.

Training tracks

There is an oval/lozenge shaped 1100m (5½ furlong) Polytrack surfaced gallop with running rails to each side. This was installed in 2009 and has been well maintained and little used since. In addition, there are sand alleyways within some of the tree belts, and round one group of paddocks is a former sand exercise track.

The Paddocks

There are approximately 54 ha (133 acres) of railed paddocks, mostly re-railed within the last ten years. Some of the paddocks are well hedged.

The Woodland

There are about 9½ ha of woodland, excluding the avenues.
