SITUATION

Upshire Stables is on the edge of Lambourn, the heart of the valley of the Racehorse, which is so well placed with easy access to the M4, only 70 miles to London.

Although Lambourn is justifiably renowned as a racing village, there are some sport horse centres close to the village as well. Lambourn, renowned for the quality of its gallops, vets and other ancillary equine services, is a thriving village. UPSHIRE STABLES

Reached from Greenways, a quiet lane which becomes a bridleway and byway, giving superb opportunities for walking and riding, Upshire Stables is currently a centre for eventers. Until a few years ago it was also a racehorse training yard. With its canter it is ideal for pre-training and preparing racehorses. In open country on the edge of the village, it has great potential to become a high-grade base for the horseman.

The Planning Approval is in Outline for a 3 bedroom house of c.2,100 square feet, this is located on the site of the horsewalker to take advantage of the views over the downs. The details need to be approved by West Berkshire Council before work commences.

The drive is a tree lined track from Greenways. Leading to the paddocks and canter on the left and the stables on the right.

Note that the occupation of the house is limited to a full-time employee of Upshire Stables and dependants 

Planning Approval for the Outdoor school was granted in March 2019

From M4 (J14) take the A338 towards Wantage, the first left on to the B4000, and after 4 miles turn right on the B4000 to Lambourn. Go past the primary school and fork right. The entrance to Upshire Stables is the track on the right.
