Kingwood House Stables has been the base for Major Dick Hern, Marcus Tregoning, John Hills and most recently Owen Burrows, who is relocating to Farncombe Down Stables. The property has every modern facility and has been maintained to an extremely high standard.


The property overlooks the Lambourn Valley; which is home to numerous trainers with its outstanding gallops and facilities, veterinary practices and horse transport operators. Kingwood House Stables has excellent connections to the Motorway network via Junction 14 of the M4 and the attractive market town of Hungerford is only a few miles away. Hungerford also has a train station with a direct line to London Paddington.


Accessed from the B4000, the property is up a drive of about 300 metres and behind electric gates. Through the main gate and immediately on the left is:

THE TRAINER'S HOUSE, an attractive 4-bedroom family house of around 3,500 ft.² of brick and render under tiled roofs.

To the right of the access is: 

1 - 6 KINGWOOD HOUSE STABLES which are 3 pairs of semi-detached three-bedroom cottages.

THE HOSTEL is by the cottages and has 8 bedrooms and a hostel manager's flat.

THE TIMBER YARD has an L-shaped row of 15 boxes, a row of 8 boxes and an attractive U-shaped yard of 23 boxes, all by Scotts of Thrapston and with a 6-bay horse walker and a large muck pit behind.

THE BRICK YARDS comprise two traditional quadrangle yards of 29 boxes including a salt therapy chamber and solarium and a central interconnecting "admin yard" in which there are weighing scales, racing tack room, staff canteen or flat, drying room, tack room and rug room with veterinary store with a 5-bay horse walker behind.

Behind the brick yards is a row of barns which house extensive storage for fodder and bedding, horseboxes and a farriery store. There is a pair of timber isolation boxes and a further small barn for storage.

There is also an indoor school of around 20m x 24m which is close boarded with an all-weather surface, which is suitable for lunging and breaking.

THE COVERED RIDE is close boarded, a furlong around with a Martin Collins active-track all weather surface. Within the central area of the covered ride is a grass area suited for the installation of a lunge ring, turnout pens or storage.

THE CANTER is a circular 2 furlongs around, surfaced with a deep sand and enclosed by racecourse running rail.

THE GALLOP is an oval of around 8 furlongs. The start is away from the buildings and has initial gentle incline, with a straight of nearly 4 furlongs.

There is a tarmac access road inside the length of gallop, enabling work to be viewed from any vehicle. This can also be used as a trotting track.

THE PADDOCKS are newly railed and within the access road, there are 6 paddocks totalling around 2.2 acres, and should a tenant wish they would be able to fence further paddocks.

ACCESS TO GRASS GALLOPS at Farncombe Down is available to the tenant, these are extensive and well managed. They are around a mile away and are accessed via a bridle path. Use of these shall be charged to the tenant at the same rate as the Jockey Club Estate's Lambourn gallops.

Services: All residential properties have mains electricity , drainage and septic tank drainage. The stable buildings have mains (3 phase) electricity, mains water and a borehole and septic tank drainage.

Rights of Way: There is a public footpath down part of the drive and a bridleway along the boundary by which the gallops at Farncombe down are accessed.

AGREEMENT: A commercial lease under the Landlord and Tenant Act 1954, with the exclusion of the security of tenure provisions.

MAINTENANCE: The lease shall be fully repairing, with the exception of roofs and structures. This shall include the gallops and all-weather surfaces. A schedule of condition will be prepared in advance of the tenant taking possession, the property shall be maintained according to this.

BREAK CLAUSE: Either party shall be able to give six months' notice on the first anniversary.

TAXES AND UTILITIES: The Tenant shall be liable for all taxes and utilities

RIGHTS OF ACCESS: There will be a right of access to maintain the reservoir purposes and in favour of the landlord for inspection purposes.

VAT: VAT is charged on the rent.

SPORTING RIGHTS: The sporting rights are not included in the lease.



From Junction 14 of the M4 take the A338 North before turning left at the Pheasant Inn after 0.4 miles. Stay on the B4000 for 3.3 miles, turning right to stay on the B4000 for 0.9 miles. The entrance to Kingwood House Stables is on the left before you go down Hungerford Hill.
