SAXON HOUSE STABLES

Saxon House Stables are situated in Upper Lambourn within an Area of Outstanding Natural Beauty. THE STABLE BARN 

Saxon House Stables is a wonderful timber barn under a thatched roof within a courtyard setting. 5 bays long, with a timber frame on the brick plinth, this can be transformed into a lovely house overlooking the open centrepiece of the racehorse training yard. In addition to the barn, the adjoining office and tack room can be incorporated into this remarkable design, to enable really spacious reception areas and 3 bedroom suites. Full detailed planning permission and Listed Building Consent was granted in December 2025 allow for the 'Conservation and alteration of Grade II Listed Barn for residential use and associated works'. Please note, the development is subject to payments under the West Berkshire Community Infrastructure Levy. The current design for the thatched barn allows for extensive reception areas, open to the rafters and 3-bedroom suites, however there should be scope for variation. 

A planning condition states that the occupier is to be 'solely or mainly employed at Saxon House Stables as a racehorse training yard or other uses essential to the horse racing industry'.

THE STABLES  (30 boxes) 

The historic stables are in 3 ranges. The attractive western (12 boxes) and northern (10 boxes) ranges are white painted brick under slate roofs and with internal loose boxes. The south eastern L shaped range of 8 boxes gives a sheltered area by the barn.  The Northwestern range has first floor storage, once used as accommodation by the U.S. Army in 1944, however consider more importantly the occupants of the stables, such as Mill House and Mandarin.
