Lambourn is the UK's second largest training centre, with all the necessary equine services located in and around the village.

General Remarks

Lease: A commercial lease protected by the Landlord and Tenant Act 1954, excluding security of tenure provisions 24 to 28.

Rent: £25,000 per year (£2,083pcm)

Term: Minimum 2 years

Break Clause: There will be a mutual break clause after 12 months.

Notices: 6 months' notice can be given by landlord or tenant any time on or after the first anniversary of the lease.

Services: The tenant will be responsible for all outgoing and utilities relating to the property.

Maintenance: The lease will be fully repairing, with the exception of roofs and structures and excluding the storage barn which is Grade II listed.

Business Rates: Rateable value of £6,500. This is below the current threshold for the payment of rates.

Directions: From the square in Lambourn, take to B4000 signposted Upper Lambourn. After three-quarters of a mile turn right onto Malt Shovel Lane. At the junction turn right onto Uplands Lane and then left signposted 'private road'. The entrance to the yard is on your right.
